Submitting an enquiry does not create a confirmed reservation. A stay is confirmed only after Luxenest issues written confirmation and any required advance or payment has been received.

Property availability, pricing, minimum stays, deposits, taxes and inclusions may vary by dates and property and will be stated before confirmation.

Guests must provide accurate booking and identity information, comply with occupancy limits, house rules, quiet hours, building rules and applicable law, and ensure visitors also comply.

Access instructions, smart-lock codes and guest-portal information are confidential and must not be forwarded to unauthorised persons.

Properties may be used only for the permitted residential stay unless Luxenest has approved another use in writing. Parties, commercial shoots, unlawful activity and undeclared overnight guests are prohibited unless specifically approved.

The booking guest is responsible for avoidable loss, damage, excessive cleaning, missing items or rule violations caused by the guest or their visitors. Any claim will be supported by available records and communicated before recovery is pursued.

Portal access is personal to the authorised user. You must not attempt to access another reservation, owner account, administrative area or private property information.

Website content may change as properties, amenities, policies and integrations evolve. We aim for accuracy but final booking confirmation governs where displayed information conflicts with confirmed terms.

Nothing in these terms excludes liability that cannot lawfully be excluded. To the extent permitted by law, Luxenest is not responsible for indirect loss or events outside reasonable control, including utility, transport, building or third-party service interruptions.
